Fix and Upgrade Common Area Lighting

Common areas like car parks, stairwells, and hallways all need working lighting.

We’ll troubleshoot and repair malfunctioning fixtures, including those located above 2.4 metres (like lamps in your complex’s street or driveway).

We can also help you upgrade old halogen lights to more energy-efficient LEDs, which means better lighting and substantially lower costs (LEDs use around 10 times less energy and last 10 times as long).

An old or non-compliant strata switchboard can put owners and tenants at risk.

Overloaded circuits, porcelain fuses, and outdated layouts are all common problems that can lead to overheating, disrupted power supply, and fires.

Some strata communities built before 2003 may even have asbestos-backed switchboards – a health risk to your electrician and your residents.

Upgrading your switchboard can eliminate those problems and help meet increased electricity demand from units.

Maintain or Upgrade Your Air Conditioner

Test and Tag Electrical Equipment

All electrical equipment in your common area needs to be tested and tagged regularly.

That includes pool pumps, vending machines, cleaning equipment, and safety switches – anything below 2.4 metres that can be plugged in.

We can help you compose and implement a testing schedule using the frequencies specified in the Australian standards 3000 and 3760, keeping your complex’s equipment safe and compliant.

Every test is recorded in our appliance testers and backed up separately, making it easy to track what’s been tested even if an owner or tenant removes a tag.

Questions About Strata Electrical Work

Do you have public liability insurance?

Yes, we hold a $50,000 consumer protection insurance policy and a $20 million public liability policy,  which is above the minimum licence requirements in Queensland. We’re more than happy to provide copies of our policies upon request.

Do you do 24/7 emergency callouts?

Unless you’re an existing commercial customer, we don’t.

What is testing and tagging? Can’t I do it myself?

‘Testing and tagging’ refers to inspecting and testing in-service electrical equipment and RCDs (safety switches) in non-private places, such as businesses and strata common areas. You need to have all applicable equipment tested by a licensed electrician at the intervals specified in AS/NZS 3760. If you don’t have a current testing schedule, call us and we’ll book a time to visit your premises.

Once equipment has been inspected and tested, it must be fitted with a compliant tag that includes the name of the tester, the testing entity, the date of the test, the date of the next scheduled test, and a reference to AS/NZS 3760. If your body corporate records are missing or incomplete, look around your strata common area. Do things like pool pumps, vending machines, and electrical cleaning equipment have tags attached to them? If they don’t, you need to get an electrician out immediately – you and other committee members could be liable if something goes wrong.    

Why would we pay to upgrade our switchboard?

Your switchboard directs electricity from the main supply to each property in your complex. It needs to comply with multiple Australian standards, including AS/NZS 3000. Older switchboards (such as those with porcelain fuse boxes) may not be compliant, which could make you and other committee members liable if something goes wrong.

An old switchboard also increases your risk of an expensive electrical problem or fire – it’s cheaper to upgrade rather than wait for a component to fail and cause lasting damage.  

Does our body corporate have to keep records of electrical work?

Residential body corporates aren’t generally considered to be PCUBs (although those responsible for commercial common areas are). That means you probably aren’t legally required to keep records of most electrical work. Keeping records can help protect you if something goes wrong, though – you can show you fulfilled your duties and that work was completed by a licensed electrician.

We keep records of all work completed (including testing and tagging) for 5 years. If you do lose your records, we’ll always have a backup you can request free of charge.

What standards does strata electrical work need to be completed to?

All electrical work in Queensland must comply with the Electrical Safety Regulation 2013 (Qld). It should also adhere to AS/NZS 3000 (the Australian Wiring Rules) and related standards like AS/NZS 3003, AS/NZS 3760, and AS/NZS 3017, although legislation always takes precedence over the standards.
